It provides reliable and objective information about the market developments of the past years 2020 and 2021 and serves as a basis for economic decisions. The report has now been published and was presented by Consumer Protection Minister Petra Berg and the cadastral experts from the State Office for Surveying, Geoinformation and Land Development.
„In order to obtain a clear overview of the real estate market, we need an objective source of information that reports on the actual purchase prices paid for properties. The Saarland Real Estate Market Report 2022 provides this and offers transparent and neutral information to all interested parties,“ said Consumer Protection Minister Petra Berg. „The GMB presents uniform and comprehensive sales figures, price developments, and value-relevant data at the level of the districts, the Saarbrücken Regional Association, and the state capital Saarbrücken.“
Nationwide, the Saarland has by far the highest number of people living in owner-occupied homes. "The average prices for residential plots have increased in recent years," said Berg. In 2021, Saarland residents paid an average of €251,000 for detached single-family homes, around €169,000 for semi-detached and end-of-terrace houses, and €149,000 for mid-terrace houses. For residential buildings with mixed use, a significant increase in average prices to €784,000 was also observed in 2021 compared to previous years.
Similarly, the prices for suitable plots for residential buildings have steadily increased until 2020. On average, €120/m² was paid for this in 2020. In 2021, the average price slightly decreased to €112/m². The cheapest prices for residential building plots in 2021 were in the district of St. Wendel at €66/m², while the highest prices were paid in the city of Saarbrücken at €197/m². Locations for commercial use steadily rose until 2020 (€46/m²) but declined again last year (€42/m²).
“In addition to single-family homes in the form of houses, there is also a growing interest in condominiums,” says the minister. “In 2021, the prices for newly built condominiums amounted to €3,210/m², while for resold apartments it was €1,744/m².”
The basis of the presented results are the purchase contracts submitted to the offices of the expert committees and evaluated in compliance with data protection regulations. All data published through the official valuation are thus derived from real market transactions and presented objectively. In total, there were around 29,600 legal transactions, with respective monetary turnovers of 2 billion euros for 2020 and 2.7 billion euros for 2021.
The real estate market report is regularly requested by banks, insurers, brokers, and private individuals, both statewide and nationwide. It can be purchased from the ZGGA for a fee of €75 as a PDF file or in printed form.
